OX2 was founded in 2004. Ever since then, OX2 has been driving the change towards a 100% sustainable energy sector by continuously increasing the availability of renewable energy. So far, OX2 has developed and built over 2 GW large-scale, onshore wind power in the Nordic region

OX2 Finland currently has 1,500 MW of Wind Projects in Development, 72 Wind Farms of 340 MW under Construction and Technical & Commercial Management of over 30 Wind Farms totalling 102 MW. Over the years, Ox2 has implemented 445 MW of Wind Power in Finland, providing 1,400 GWh of electricity production. OX2 Finland has offices in Helsinki (HQ), Tampere and Oulu. 

 

THE POSITION

The Land Manager has responsibility for securing the land rights for the wind power plant. This includes landowner and relevant stakeholder contacts, negotiation and drafting and securing agreements.

This position will be based out of OX2's Oulu office.

 

RESPONSIBILITIES

  • The Land Manager is responsible for securing the land agreements to allow planning, construction, operation, maintenance and decommissioning of a wind farm (including among others: needed foundations, hardstands, auxiliary crane pads, guy ropes and their foundations, storage and site compound areas, roads, laying cables and communication network, junction boxes, substation, SCADA housing and overhead power lines.)
  • Due diligence, from a land management point of view, of projects to be acquired.
  • Contact landowners, prepare land lease agreement drafts, negotiate, and ensure agreements being signed by both parties.
  • At development close, to check and report land agreement coverage within the project area and assist with documentation for the Project Information Memorandum (PIM).
  • Contact road associations (and other jointly owned areas), prepare road use agreements and ensure agreements being signed by both parties. If necessary, assist road associations with official meetings.
  • During the transaction phase, answer the investor's questions. Budget costs for the land agreements during the construction phase. Update data rooms (VDR) with required documentation. Personally, or in collaboration with GIS Engineers, produce map material that illustrates the agreements signed in the project.
  • The Land Manager has responsibility for land agreements and land survey and landowner information being entered and constantly updated in the Land Management Support System.
  • Registration of signed land lease agreements at the National Land Survey. Meet investors' demands for preferential arrangement regarding signed agreements, which include landowner contacts and dialogue with banks.
  • Develop and follow project-specific Communication Plan in cooperation with the project team.
  • Arrange landowner meetings during all project phases to keep them informed about the project and it´s progress and be available for questions from landowners.
  • Prior to construction, communicate contact lists and construction restrictions and special conditions according to land agreements (preferably illustrated on map) to Construction Project Managers and Main Contractors.
  • During construction, monitor and if needed assist with landowner interests being considered, for example, that consultation with landowners has taken place before the commencement of work.
  • Follow up of as-built documentation of construction areas and ensure payments are calculated accordingly. Being responsible for calculating land lease distribution.
  • Responsibility for land agreement related requirements in CATA deliveries. For example, obtain property owner's statements in case of any security transfer.
  • Transfer relevant information to OX2 TCM (Technical and Commercial Management).

 

BACKGROUND & REQUIREMENTS

  • Applicable education, for example, a bachelor’s degree in Forestry, Land Surveying, Environmental Engineering, Law
  • Work experience for example in forestry sales/purchasing, land use planning or land surveying.
  • Strong negotiation skills with different stakeholders.
  • Experience of handling legal contracts.
  • Strong interpersonal skills with the ability to build solid relationships with internal and external stakeholders.
  • Detail orientated and systematic way of working. Ability to handle multiple projects and tasks simultaneously.
  • Skills with geographical information systems (GIS) is meriting.
  • Fluent in Finnish and satisfactory in English. Swedish is a benefit.
